Plans have been submitted for 94 homes on the former RAC call centre site in Stretford, Greater Manchester.
The 1.03-hectare site, off Thomas Street, was previously part of the old Stretford Gasworks before becoming a call centre in 2000. The building was demolished in 2024 after RAC relocated to Salford Quays, citing difficulties attracting and retaining staff.
The proposal includes 46 houses and 48 apartments, ranging from one- and two-bed flats to three- and four-bed townhouses. Four-storey apartment buildings are planned. All units would be classified as affordable housing.
An earlier scheme considered 192 homes across a larger area including former National Grid land, but council officials rejected it over concerns about losing too much employment space. The current proposal scales back the development to retain more commercial use.
Developers MCI Developments and JS Hennessey (1999) RBS said remediation costs for the western parcel would have made residential development unviable on that portion alone. They argue the affordable housing delivery outweighs any adverse impact from the remaining employment land loss.
The plans include 94 parking spaces for residents plus 25 additional spaces, and three communal green areas including a canal-side landscaped space and a central area with rain gardens and ornamental planting.
