Home Bargains Owner’s Property Unit Wins Approval for 250+ Homes in Liverpool

Davos Property Developments, the property arm of TJ Morris (Home Bargains), has secured planning approval for more than 250 new homes across Liverpool city centre.

The company received the green light from Liverpool City Council’s planning committee for two previously stalled sites.

At the Baltic Triangle, near the proposed £100m Merseyrail station, Davos will build a 13-storey tower containing nearly 200 one- and two-bedroom homes. The site, bounded by St James Street, Greenland Street, New Bird Street and the former LeeFloorstok warehouse, has sat derelict for years.

“Today the site is derelict, enclosed by hoardings, affected by flyposting and graffiti and unmanaged vegetation,” Matthew Sobic, representing the applicant, told councillors at Liverpool Town Hall. “It makes no positive contribution to the area.”

The development will also include co-working space, ground floor commercial units, a gym and rooftop terraces for residents.

The designs draw on the area’s Victorian industrial heritage, featuring vertical proportions, deep window reveals and iron detailing.

“The proposal will meet increasing demand for inner-city living in one of Liverpool’s most sustainable neighbourhoods,” Sobic said. “It will create a genuine neighbourhood rather than simply a building.”

The site was cleared in 2018 and has since operated as a surface car park. It will deliver 89 one-bed apartments and 110 two-bed homes and townhouses.

Davos has also secured permission for 59 additional units at Blundell Street, Kitchen Street and Simpson Street. The scheme will involve a part-eight, part-six storey building with a two-storey bridge link connecting to a retained three-storey warehouse, providing three commercial units on the ground floor.

“There is a strong ambition and will to invest and regenerate in the city centre,” Sobic said.
