350 Homes Proposed for Walmersley Green Belt Development Near Bury

Hundreds of new homes could rise on green fields at the edge of a village near Bury, according to newly unveiled development plans.

Proposals submitted by developers Hollins Strategic Land, Moldune Ltd and Belbeck Investments Ltd call for roughly 350 homes on open land adjoining Walmersley. Around 40 percent would be designated as affordable housing.

The scheme also includes plans for employment space and commercial buildings. A new retail centre would be constructed, alongside a mobility hub designed to serve residents and commuters.

Public open space would form part of the development, though this element remains subject to approval of a change of use application for a portion of the site.

Documents indicate the development would occupy fields along Walmersley Road, stretching from the village recreation ground to the M66 motorway junction. Multiple access points would be created from Walmersley Road, with two additional entry points proposed from Walmersley Old Road.

The application remains in early stages. Developers have filed an Environmental Impact Assessment screening request with Bury Council to determine whether a full EIA is required and what scope it should cover.

Further details are expected to follow. The plans are likely to be considered in stages, with an outline application for approval in principle expected to come first.
